CMAR- If Contractor acts as a CMAR with a Guaranteed Maximum Price (GMP) clause in Contract, the contractor will either self-perform some or all the project scope and/or engage sub-contractors to complete some of the work. These contracts allow for the auditing of all pricing by the Owner.
Unfortunately, Owners often do not possess in-house estimating and auditing skills or they simply do not have the time to carry out a proper audit of the proposed construction costs.
